Each coverage is subject to underwriting and policy form. Your specific program depends on your facility size, location, and mix of services.

General Liability (GL)

Third-party bodily injury and property damage on your premises. Slip-and-falls, vehicle accidents in driveways, and customer injury.

Business Owner's Policy (BOP)

Property + GL bundled. Common for small and mid-size operators — often 15–30% cheaper than separate policies.

Commercial Property

Building, fixtures, fencing, gates, security infrastructure, and signage. Covers fire, theft, vandalism, and weather damage.

Tenant Protection / Legal Liability

Coverage for your liability over damage to tenant-stored property. Often a small add-on with high value if a tenant claims you damaged their belongings.

Workers' Compensation

Medical, lost wages, and disability protection for employees injured on the job. Required by state law in most states.

What is tenant protection insurance for self-storage?

Tenant protection (or tenant legal liability) covers an operator's liability for damage to a tenant's stored property. It's distinct from your own property coverage. Often a small add-on with very high value if a tenant alleges you damaged their belongings.

Do I need workers' comp if I only have part-time staff?

Most states require workers' compensation for any business with employees, regardless of hours. Some states allow exemptions for owner-only operations. Confirm requirements with your state and your agent.

Are climate-controlled storage units treated differently for insurance?

Yes. Climate-controlled facilities have higher equipment values (HVAC) and tenant property values (since people store more valuable items in them). Insurers price these slightly higher but offer specialized programs.

What's covered if a fire happens at my storage facility?

Property coverage typically responds to building damage and your operator equipment. Tenant property is usually NOT covered under your policy — tenants need their own protection. Some operators offer tenant insurance as an upsell.
